Office construction has changed. Post-pandemic tenants are trading square footage for finish quality—flight-to-quality repositioning, right-sized footprints, workplaces built around collaboration and hybrid schedules instead of dedicated desks. That shift touches every scope: HVAC sized for variable occupancy, upgraded AV and low-voltage for hybrid meetings, higher-touch finishes, daylight and wellness features. We coordinate TI build-outs around the landlord's work so the space lands the way the tenant designed it.
Corporate build-to-suit is a different discipline. A headquarters carries brand and culture in every detail—reception, boardrooms, employee spaces, outdoor areas—and the schedule is driven by a move date, not the market. We treat each one like a fingerprint. The same building never happens twice.
