Multifamily construction: urban apartments, high-rise communities, and Tribal housing

New city, new job, new start. Multifamily facilities are where people land when life is changing. These spaces should feel like home, not just housing.

A.R. Mays builds multifamily communities across Arizona, Nevada, and Kansas for market-rate apartment developers, tribal nations, and hospitality-hybrid operators. Our multifamily portfolio includes Alloy Midtown Apartments, Dwell @ 5th and Farmer in Tempe, The Amelia, The Governor, The Isabella and The Marshall Tempe; the Fort Mojave Indian Tribe multifamily housing development; the Vegas Towers Apartments high-rise in Las Vegas; and the WaterWalk Hotel & Apartments hotel-apartment hybrid in Overland Park, Kansas.

Multifamily construction is unit repetition at scale. Every project layers hundreds of nearly identical unit plans, each with its own plumbing tree, electrical rough-in, mechanical connection and finish package — and every unit has to meet Fair Housing Act accessibility standards, Sound Transmission Class (STC) ratings between demising walls and stacked-floor assemblies and life-safety compliance for high-density residential occupancy. We plan for that in preconstruction, standardize the unit-turnover sequence, and staff the schedule to deliver units in the phased order the property management team needs for lease-up.

Structure type drives the schedule and the budget. We build podium and wrap projects—Type III wood-frame apartments over a Type IA concrete-and-steel base—mid-rise urban apartments, high-rise multifamily and light-frame communities, matching the delivery method to what the site, code, and pro forma will support. We also build tribal-nation multifamily housing, where Bureau of Indian Affairs (BIA) coordination, tribal housing authority review, and Tribal Employment Rights Ordinance (TERO) compliance add to the standard multifamily scope. Our work with the Fort Mojave Indian Tribe reflects that specialty.

What we build:

  • Urban mid-rise and high-rise apartment construction

  • Podium and wrap multifamily construction (Type III wood-frame over Type IA base)

  • Market-rate apartment communities and lease-up-driven multifamily

  • Tribal-nation multifamily housing and tribal housing authority projects

  • Hotel-and-apartment hybrid and extended-stay residential concepts

  • Amenity build-outs, including fitness, clubrooms, pool decks, and coworking lounges

  • Phased delivery aligned to leasing and certificate of occupancy sequencing

  • Preconstruction, ground-up, tenant improvement, and job order contracting (JOC) delivery
