- Conduct project turnover meeting with the construction team
- Coordinate equipment and material packages
- Create procurement schedule linked to master schedule
- Expedite procurement on volatile and long lead items
Project Management
- Issue master subcontracts and detailed scopes of work
- Hold monthly job cost report meetings
- Conduct subcontractor field conferences
- Maintain site environmental control
- Hold weekly progress meetings with owner
- Submit monthly progress reports
- Manage equipment and material deliveries
- Provide inventory control for stored materials billing
Weekly Scheduling
- Update master schedule and review critical path activities
- Review superintendents three week activity projections
- Track RFIs, submittals, change requests, long-lead deliveries and action items
Cost Control
- Secure unit rates for subcontracting time and materials
- Scope change analysis and recommendations
- Conduct an audit of project costs at close-out
- Provide monthly project cost reports
Quality Control/Assurance
- Include specific quality guidelines and expectations in bid packages
- Require subcontractor participation in a site specific quality control program
- Conduct interim project evaluation
- Evaluate and rate subcontractor workmanship
- Conduct all require testing and inspections
Safety
- Provide and implement a site specific safety program
- Hold weekly subcontractor safety meetings
- Monitor and enforce jobsite safety
- Provide monthly safety report
- Voluntary OSHA consultations to ensure jobsite compliance
