The following are descriptions of some of the key positions at A. R. Mays Construction.

Project Manager
The project manager (PM) is the construction team leader and is ultimately responsible for the coordination of all personnel assigned to the project. The PM reports to the director of construction. The PM will begin to familiarize himself with the plans for a job during the bidding process and prepares the preliminary schedules. While the PM may assist the estimating department during the bidding process, typically project cost responsibility transfers post-bid. The PM reviews all subcontractors' bids and discusses them with the responsible estimator at a project turnover meeting. In assuring that all scopes of work are covered for the various divisions of work, subcontractor negotiation is undertaken to truly fit the proper company to the job and project budget. Project Engineer
The Project Engineer (PE) assists the PM in negotiating subcontracts and performing tasks that include the processing of subcontracts and purchase orders, the maintenance of submittal logs, change order logs, and request for information (RFI) log. The PE assembles change order documentation and updates schedules. The PE will attend the job site meetings with the PM. Superintendent
The Project Superintendent (Superintendent) is assigned to a single project. It is the sole responsibility of the Superintendent to ensure constant supervision of the job. No subcontractors or vendors are allowed on the site without supervision. The Superintendent is responsible for maintaining full duration scheduling as well as providing updated two-week schedules to the PM. They report directly to the PM. Their specific responsibilities include adhering to plans and specifications, contract comprehension and application, master project schedule, subcontractor coordination, subcontractor meetings, trade foreman conferences, daily reports, job site safety meetings and enforcement, maintaining organized field records, change order work as authorized, job site appearance, general condition items, rental equipment/temporary labor, and client relations. Project Accountant
The Project Accountant (PA) is responsible for establishing and maintaining the Timberline Accounting System job cost files. Initiation of the files includes recording of the project contract and all subcontracts as they are awarded. The PA initiates client billing by preparing the G703 form and subsequently assisting the PM with revisions thereto until a final monthly billing is in order. The PA reviews subcontractor preliminary lien notices and returns them for correction or files them as appropriate. Upon receipt of monthly funding, the PA prepares project disbursements. No subcontractor disbursements are made until all apropriate lien waivers are collected and insurance records are current. Estimator
The Estimator is responsible for all pre-construction project pricing activity. They remain responsible for the project cost until the job moves to the field. Subcontractor bidding is the continuing responsibility of the estimating department. Initial subcontractor solicitation and qualification is an estimating department function. Once bidding is complete, the Estimator conducts a turnover meeting which transfers responsibility formally to the Project Manager.
